Understand how change orders are managed.

A change order should be used whenever work is added, deleted, or changed. They should also be used when materials are added, deleted or changed. Change orders should always be in writing, and reflect the difference in costs. Your contractor should have a dedicated change order form. Both parties should sign and retain a copy. Just as important, your contractor should have a specific method for handling any change orders that may occur. Ask your potential contractor how he handles change orders and make sure this is all explained up front before entering into a contract.
